Esplanade by the Islands

Esplanade by the Islands is Taylor Morrison's gated resort-lifestyle community of about 1,250 homes in south Naples (ZIP 34114). It centers on a Wellness and Venue clubhouse with a resort pool, Bahama Bar, spa, fitness, and sports courts. It is a different project from Esplanade Golf and Country Club in 34119.

Esplanade by the Islands is a gated Taylor Morrison community in south Naples, south of US 41 and about 3.5 miles east of Collier Boulevard (ZIP 34114). The staffed gate and sales gallery are at 15640 Cassio Way. Homes were built mostly from 2021 to 2024, and the community is still selling. It sits in the Currents Community Development District (Collier Ordinance 2019-14, June 27, 2019), which covers about 516.3 acres planned for 1,250 homes inside the older Fiddler's Creek and Marco Shores DRI. Taylor Morrison is not the Fiddler's Creek master developer. This record is only the 34114 community. Esplanade Golf and Country Club (34119) and Esplanade at Hacienda Lakes are separate.

**Homes and amenities.** Official product is single-family homes (from about $599,999; about 1,843 to 4,591 sq ft), coach homes (from about $590,059; about 1,717 to 2,393 sq ft; named Best Multi-Family Community of 2025 by the Lee Building Industry Association) and twin villas. The Wellness and Venue clubhouse (named 2025 Best Clubhouse by the Collier Building Industry Association) has a 24-hour fitness center with locker rooms, a staffed spa and salon, Toasted Cafe, gathering rooms and a lifestyle calendar. Outside are a resort pool with spa, a cabana satellite pool, the Bahama Bar, tennis, pickleball, bocce, a bark park, fire-side seating and an event lawn. A culinary center with more dining is described in marketing but is not confirmed open. There is no golf course, beach club or marina on site. The lifestyle site offers Troon Access for off-site golf.

**Costs.** Every owner belongs to the master association. Coach homes also pay a neighborhood association. A typical listing shows about $509 a month in association fees (range $412 to $543). Expect a one-time fee of about $5,100 at purchase. Currents CDD goes on the Collier tax bill. In FY2027 it charged about $366 to $896 a home for operations by lot type, plus bond debt service that also varies by series and product. Up to four leases a year are allowed, with a 30-day minimum.
