Esplanade Golf & Country Club of Naples

Esplanade Golf & Country Club is a private, gated bundled-golf community of about 1,248 homes on roughly 1,798 acres off Immokalee Road in North Naples (ZIP 34119). Every home carries a deeded Golf or Social membership in the Troon Prive managed club, with an 18-hole Chris Wilczynski course, sports courts, spa, fitness and resort pool.

Esplanade Golf & Country Club is a private, gated community in North Naples, about three miles east of I-75 on Immokalee Road (ZIP 34119). Taylor Morrison developed it, and homes were built mostly from 2016 to 2021. It covers about 1,798 acres. About 1,000 acres are preserves, wetlands and walking trails, and more than 170 acres are lakes. It has about 1,248 homes: single-family homes on 52 to 100 foot lots, plus coach homes and condominiums. This record covers only the 34119 club community. Esplanade by the Islands (34114) is a separate community.

**The club.** Membership is bundled. Each home carries either a Golf or a Social membership, deeded to the property and not interchangeable. The club is managed by Troon Prive, which gives members reciprocal benefits at Troon clubs. The 18-hole, par-72 championship course was designed by Chris Wilczynski and named one of Golf Digest's Best New Courses for 2014. It plays 6,980 yards from the Black tees (FSGA rating 73.4, slope 135). The sports courts offer tennis, pickleball and bocce with programming and instruction. The Wellness Center has group classes and personal training, and the Koquina Sand Spa and Salon is open to the public. Dining includes the Barrel House Bistro, The Cafe and the poolside Bahama Bar next to the Resort Pool. There are also a dog park and walking and biking trails.

**Costs.** The master association and club bill together. A typical listing shows about $1,252 a month in combined association and club fees (range $1,170 to $1,461). Coach homes and condominiums also pay a neighborhood association. Expect a one-time capital contribution of about $10,000 to $15,000 at purchase. Esplanade is in the Flow Way Community Development District, which goes on the county tax bill. In FY2026 it charged $1,845 per home for operations, plus debt service of $0 to about $4,425 depending on phase and lot size. Up to four leases a year are allowed, with a 30-day minimum.
