Hacienda Lakes

Hacienda Lakes is a gated, non-golf master plan of about 1,300 homes in East Naples (ZIP 34114) at Collier Boulevard and Rattlesnake Hammock Road. Its neighborhoods, Taylor Morrison's Esplanade and Toll Brothers' Azure and Seven Shores, each have their own resort-style amenity center under the Hacienda Lakes CDD.

Hacienda Lakes is a master-planned community in East Naples (ZIP 34114), just east of the Collier Boulevard (CR 951) and Rattlesnake Hammock Road intersection. The Hacienda Lakes Community Development District, formed by Collier County in 2012, covers about 391 acres and maintains the lakes, drainage and entry landscaping; its board meets at the Esplanade Community Center, 8490 Viale Circle. Including Seven Shores, the master plan has about 1,300 homes. There is no golf course, beach club or marina. Each gated neighborhood has its own association and amenity center, and there is no separate master association fee.

Esplanade at Hacienda Lakes (Taylor Morrison) has 443 single-family homes, villas and twin villas on 152 acres, including 30 acres of lakes. Its amenity center has a resort pool, spa and resistance pool, a fitness center and movement studio, tennis, pickleball and bocce, a bark park, an event lawn and playground, an outdoor kitchen and fire pit, and an event center with billiards and a catering kitchen. Azure at Hacienda Lakes (Toll Brothers, 405 homes on the CDD roll) mixes coach homes, villas and single-family homes around the Port at Azure clubhouse, a library, a billiards room, a 24-hour fitness and yoga center, a heated resort pool, two clay tennis courts and two pickleball courts; its gatehouse is staffed 7 AM to 7 PM. Seven Shores (Toll Brothers, 409 planned homes, opened 2024) centers on the Meridian clubhouse with a separate fitness building, resort pool and spa, tennis, pickleball, bocce and a putting green. The CDD roll also lists Sapphire Cove (75 homes).

Azure's published dues are $1,600 a quarter for single-family homes ($1,700 for villas, $1,350 for coach homes). Typical neighborhood fees run from about $305 a month at Seven Shores to about $533 at Azure (2026), one-time fees are about $1,500 to $2,000, and lease minimums range from 30 days (Esplanade) to 180 days (Seven Shores). FY2027 CDD operations assessments on Esplanade, Azure and Sapphire Cove lots run about $275 to $459 a year by lot width, plus bond debt service on the county tax bill.
