Mediterra is a 1,700-acre gated club community in North Naples, on the Lee County line, with about 926 homes, two Tom Fazio golf courses, a private Gulf beach club in Bonita Springs and more than 1,000 acres of preserve. Every owner joins The Club at Mediterra.

Mediterra is a gated, master-planned community of about 1,700 acres in North Naples, straddling the Collier and Lee County line near Livingston Road and Old 41. It has about 926 homes, from coach homes and villas to estate and custom manor homes, set in small neighborhoods with Mediterranean architecture. More than 1,000 acres are preserve, lakes and open space. London Bay Homes developed the community and still builds there.

**The club.** Owners must join The Club at Mediterra, an equity club. The entry category is Lifestyle membership, and Sports and Beach membership adds full use of the sports club and beach club with limited golf. Golf membership is capped at 450 members for 36 holes and has been full since 2012, so new golfers join a wait list or buy a home from a resigning golf member.

**Golf.** The North and South courses were both designed by Tom Fazio. Mediterra was the first 36-hole facility to be certified as an Audubon International Silver Signature Sanctuary. Both courses are grassed with Platinum Paspalum and are being renovated. A Golf Learning Center sits at the end of a double-sided driving range.

**Sports, dining and the beach.** The Sports Club has 8 Har-Tru tennis courts, including a learning court and a stadium court, 7 pickleball courts, 4 bocce courts with a bocce bar, a fitness center and studio, a spa, a sauna and a heated pool. A new Sports and Lifestyle Center is under construction. The clubhouse has the Grille Room, a lounge, a ballroom, Tavern on 18 and a fire pit patio. The Mediterra Beach Club on Bonita Beach is a two-story building with a second-floor heated pool, a restaurant and cabana service on the sand. Inside the gates are eight miles of paths and three themed parks, one with a children's play area.

**Costs.** Owners pay a master association fee, a neighborhood fee in many neighborhoods, club dues and club capital fees, plus a community development district assessment on the tax bill. Most listings allow up to three leases a year with a 30-day minimum. Confirm the rules with the neighborhood association and the club.
