Talis Park

Talis Park is a guard-gated North Naples club community of about 568 homes on about 460 acres, rebuilt by Kitson & Partners on the former Tuscany Reserve site. At its center are a Greg Norman and Pete Dye 18-hole course and Vyne House, a lifestyle clubhouse; every owner carries at least a Sport membership, with Golf membership optional.

Talis Park is a private club community in North Naples (ZIP 34110), off Livingston Road at Toscana Circle. WCI started it as Tuscany Reserve; the course opened in the mid-2000s. Kitson & Partners acquired the stalled site in 2012 and rebranded it. Kitson lists about 460 acres and 799 planned luxury residences (coach homes, terrace and condo homes, villas and estates). About 568 homes are in place today.

**The club.** Membership is required. Resident Sport membership covers Vyne House and lifestyle amenities year-round, with limited golf in peak season when accompanied. Resident Golf membership adds year-round golf and summer reciprocal play. The club site labels both as Resident Equity; the 2025 fee sheet lists initiation fees as non-refundable, so confirm the current equity terms with the membership office. The official 2025 sheet: Golf $200,000 initiation and $23,000 a year (plus tax); Sport $55,000 and $9,200 a year (plus tax), with a $1,200 food and beverage minimum. Vyne House is about 33,000 sq ft (Kitson): Fiona's Market Cafe, Core Fitness, Esprit Spa, resort pool, fine dining (Casa Cortese), Sports Pub and Sports Park. Sports Park has 5 Har-Tru tennis courts, 4 pickleball and 4 bocce.

**The course.** Co-designed by Greg Norman and Pete Dye. Official golf page: 133 acres of turf, just over 7,000 yards from the championship tees, renovated in 2023 (new irrigation, Platinum Paspalum turf, TifEagle greens), plus a 9-acre practice facility and Trackman simulator. FSGA lists the Gold tees at 73.4 / 138.

**Costs.** Owners pay a master association fee, often a neighborhood fee, mandatory club dues and Talis Park CDD on the tax bill. A typical home pays about $2,540 a month combined before the CDD (range about $1,883 to $2,833). One-time fees median about $70,350. CDD FY2027 operations are a uniform $1,286.91 per assessable unit (569 units), plus debt by series and lot. Leases: up to three a year, 30-day minimum. Pets: Limits, often max 2 and 70 lb.
