Caymas is a staffed-gate lakefront community of about 457 single-family homes on about 780 acres in south Naples (ZIP 34114), by Stock Development with Pulte Homes also selling. The Sports Park is open now; the roughly 30,000-square-foot clubhouse is targeted for fall 2026.
Caymas is a gated lakefront community on the east side of Collier Boulevard (SR 951), less than two miles south of I-75 and across from Naples National Golf Club (ZIP 34114). Stock Development is the master developer; Pulte Homes sells about 97 of the planned homesites. Official materials plan 457 single-family homes only (your count and the CDD unit total). The Stock project page describes about 780 acres; the community homepage often says 700, and the CDD reports about 767.7 acres.
The Sports Park is already open with eight pickleball courts, six tennis courts, a pro shop, dog parks, and a gathering space. An 18-acre lakefront amenity campus will add a roughly 30,000-square-foot social clubhouse (Humphrey Rosal Architects; interiors by Clive Daniel Hospitality) with indoor and outdoor dining, a private dining room, fitness, a private theater, a golf simulator, resort and lap pools, a tiki lounge, bocce, and a kayak launch, targeted for fall 2026. There is no golf course and no gulf-access marina; recreation is lake-based.
Caymas Community Development District was created July 3, 2023 (Collier Ordinance 2023-33). The adopted FY2027 general-fund assessment is a uniform $967.86 per on-roll unit (287 units; was $726.16 in FY2026), plus debt service by lot width. Combined on-roll totals run about $2,654 to $3,886 a year. An additional 170 units are billed off-roll in FY2027 (O&M $895.27 plus debt). Based on a small sample of 8 homes, typical association fees are about $762 a month (range about $534 to $1,075), before the CDD, and a one-time fee about $9,500.
