The Isles of Collier Preserve

The Isles of Collier Preserve is a guard-gated, sold-out Minto community on Tamiami Trail East, about four miles from downtown Naples, where nearly half of the 2,400 acres is preserve and waterways. Residents share The Isles Club, the Overlook Bar & Grill, court sports, a kayak launch, and miles of trails. There is no golf and no CDD.

The Isles of Collier Preserve is a guard-gated community by Minto Communities on Tamiami Trail East in Naples, about four miles from downtown and Fifth Avenue South. Minto opened it in 2014 on roughly 2,400 acres, and nearly half of that land is set aside as natural habitat, preserve, and waterways. Minto added 103 acres in 2022 and announced in March 2026 that the community had sold out.

**Homes.** Product types include single-family homes on several lot widths, cottages, paired villas, and coach homes. Stock Luxury Homes also built here as a preferred builder.

**The Isles Club.** The clubhouse sits on the Cypress Waterway with a central breezeway, a gradual-entry resort pool, a separate lap pool, and a 3,000-square-foot fitness center. The Overlook Bar & Grill is a residents-only waterfront restaurant. Lighted pickleball, tennis, and bocce courts are next to the club.

**Outdoors.** Greenway trails for walking, hiking, and biking include exercise stations and Nature Watch areas. A boathouse, dock, and kayak launch open onto the Cypress Waterway for non-motorized boats, and Canine Cove is the community dog park.

**Living here.** There is no golf course and no community development district. The property owners association is managed by FirstService Residential. Leases have a 30-day minimum with no more than three leases per year, and there is a limit of two pets. Association fees vary by home type, so confirm current figures with the association before you buy.
