Tiburon

Tiburon is a gated North Naples golf community of 541 residences in nine neighborhoods around the semi-private Tiburon Golf Club, with two Greg Norman courses beside The Ritz-Carlton Naples, Tiburon. Club membership is optional for residents.

Tiburon is a gated golf community in North Naples (ZIP 34109) at Airport-Pulling Road and Vanderbilt Beach Road, developed by WCI Communities. Its 541 residences sit in nine neighborhoods under the Tiburon Estates HOA master association: Bolero, Castillo, Escada, Esperanza (I and II), Marquesa Royale, Marsala, Norman Estates, Serafina and Ventanas. Homes range from low and mid-rise condominiums to villas and single-family estates, built mostly from 2000 to 2015.

Tiburon Golf Club, operated by Troon beside the 295-room Ritz-Carlton Naples, Tiburon, is a semi-private club with two Greg Norman eighteens: the Gold (1998, up to 7,382 yards) and the Black (2001, up to 6,949 yards). Both play to par 72 from five tee sets, with stacked sod wall bunkers, coquina waste areas and no conventional rough. The Gold hosts the LPGA CME Group Tour Championship and the Grant Thornton Invitational; the Black hosts the PGA TOUR Champions Chubb Classic. The club is a Certified Audubon Cooperative Sanctuary. Membership is optional: residents may join at the Medallion or Signature level, and Associate memberships are offered to non-residents. The 27,000-square-foot Mediterranean clubhouse has three dining rooms including Sydney's Pub, member locker rooms, a golf shop and the Tiburon Golf Academy. Members also have a members-only fitness and health club, massage and physical therapy, four Har-Tru tennis courts, The Vault (sports simulator, pool table, darts and bar), The Reservoir pool experience at the Ritz-Carlton Golf Resort, concierge services and beach services. There is no deeded beach club.

There is no CDD. The master association fee is about $2,736 a year (2026) and typical total association fees of about $1,724 a month, varying widely by neighborhood (about $5,600 to $23,700 a year). One-time fees are about $150. Most neighborhoods allow up to 4 leases a year with a 30-day minimum, while Escada and Norman Estates allow 1 lease a year with a 365-day minimum. Pets are usually limited to 2 (up to 80 lb).
