Vineyards Country Club

Vineyards is a guard-gated North Naples community of about 2,800 homes in 38 neighborhoods east of I-75. At its center is Vineyards Country Club, a private, family-owned, non-equity club with two renovated 18-hole courses; membership is optional and open to non-residents.

Vineyards is a master-planned community in North Naples, east of I-75 (ZIP 34119). Joseph and Michael Procacci founded it through the Vineyards Development Corporation, and the club opened in 1988. It has about 2,800 homes in 38 neighborhoods, from condos, coach homes and villas to single-family and custom estate homes. Entry is through staffed gates; the South Gate at 70 Arbor Boulevard runs the access program.

**Vineyards Country Club.** The club is private, family-owned and non-equity, and is still owned by the Procacci family. Membership is optional and open to non-residents; the club says about 75% of members live in the community. It advertises no assessments, no food and beverage minimum and no debt. Two 18-hole courses were renovated by Kipp Schulties: the South Course in 2023 and the North Course in 2024, which Golf Digest named one of its Best Course Transformations. The 70,000 sq ft clubhouse has several dining venues, including Mr. P's Pub, the Acqua Pool Bar and Cafe V. Court Sports has 12 Har-Tru tennis courts (6 lighted) and 8 lighted pickleball courts. The 15,000 sq ft Wellness Center and Spa has a fitness center, spa, a half-Olympic saltwater lap pool and on-site physical therapy. There are also a resort-style pool complex and bocce courts.

**Memberships (2026).** Full Golf costs a $180,000 non-refundable initiation fee and $18,725 a year; a limited number are available. Lifestyle costs $60,000 and $8,775 a year, and includes court sports, wellness, dining, pools and limited golf.

**Costs.** Every owner belongs to the Vineyards Community Association, the master association, which runs the gates, common landscaping and architectural review. Most neighborhoods also have their own association. A typical listing shows about $767 a month in association fees combined, before any club dues. There is no CDD. Most neighborhoods allow up to three leases a year with a 30-day minimum, but many allow only one or two.
