Vivid Shores is a new gated lakefront community in Bonita Springs where Pulte Homes and Stock Luxury Homes are building 634 single family homes around boatable freshwater lakes, with a 14,000 square foot clubhouse on the way and no golf course.

Vivid Shores is taking shape north of East Terry Street and east of Bonita Grande Drive in Bonita Springs, in Lee County, on about 1,031 acres beside the CREW wildlife lands. Pulte Homes is the developer. Plans call for 634 single family homes on 52, 66, 76 and 90 foot homesites. Pulte builds its Aqua and Sapphire collections on the 52 and 66 foot lots, and Stock Luxury Homes builds on the 76 and 90 foot lots. Model homes opened in 2026 and the first homes are under construction. The community is gated.

Many homes sit on freshwater lakes where boating is allowed, and select lakefront homesites can add a private boat dock. The lakes do not connect to the Gulf. The amenity campus is still being built. Plans center on a 14,000 square foot clubhouse with a fitness center, locker rooms with saunas, a movement studio, a game room and a restaurant, plus a resort pool with a beach area, a resistance pool, an outdoor bar, pickleball, tennis and bocce courts, fire pits, an event lawn overlooking a 117 acre lake, and neighborhood parks. There is no golf course.

Homeowners belong to the community association. New homes pay about $635 a month in association and club fees combined (2026), plus about $9,000 in one time fees at closing. Homes are also in the Vivid Shores Community Development District, which bills $500 a home for operations in FY2027 plus bond payments of about $2,465 to $4,266 a year by lot width on the Lee County tax bill. The bonds run to 2056.
