Living in Downtown Naples
Downtown Naples — Old Naples, Fifth Avenue South and Third Street South — is the region's most complete walkable neighborhood: galleries, sidewalk cafes, boutiques and the Artis—Naples cultural calendar, with a Gulf beach waiting at the west end of every avenue. Tin City adds an old-Florida waterfront quirk on Naples Bay, and Cambier Park brings concerts and courts to the middle of it all.
Living here means cottages, low-rise condos and estate homes on some of Florida's most valuable blocks, where walk-to-dinner and walk-to-beach genuinely coexist. The Naples Pier, the neighborhood's icon, is being rebuilt — ground broke in January 2026 with completion targeted for late 2027 — while the beach beside it stays open. Season is the trade-off: January through April fills the sidewalks and parking, which is exactly how the restaurants and galleries like it.
